Anybody can use Excel to create a financial calculator to do amortization. Then the calculations are wrong in the real world. A real mortgage calculator has to have FHA up front mortgage insurance and the monthly mortgage insurance included, taxes, insurance, HOA. Veterans need the Funding fee. Conventional loans need Private mortgage insurance. At least make these fields editable or ability to add.
